Pour la r\u00e9alisation de ce projet, les promoteurs immobiliers CORES Development, LIFE et MIIX ont \u00e9tabli un masterplan proposant un projet immobilier mixte compos\u00e9 d\u2019une offre de logements vari\u00e9e comprenant 250 appartements et penthouses ainsi que diff\u00e9rentes autres fonctions au b\u00e9n\u00e9fice du quartier telles qu\u2019une cr\u00e8che et des surfaces destin\u00e9es aux professions lib\u00e9rales. Bogdan &amp; Van Broeck, le bureau de l\u2019ancien ma\u00eetre architecte flamand Leo Van Broeck, et POLO Architects sont en charge de la conception de ce futur quartier dynamique comprenant des amples espaces verdoyants et dont l\u2019acc\u00e8s aux voitures sera limit\u00e9.<\/strong><\/p>\n\n\n\n<p>La lisi\u00e8re sud de Bruxelles est consid\u00e9r\u00e9e depuis plusieurs ann\u00e9es comme un environnement attrayant et agr\u00e9able pour habiter. En red\u00e9veloppant l\u2019ancien site de bureaux, les promoteurs CORES Development, LIFE et MIIX contribueront \u00e0 la valorisation du quartier&nbsp;: l\u2019espace y sera utilis\u00e9 de mani\u00e8re optimale, de nouveaux espaces verts y seront am\u00e9nag\u00e9s et l\u2019offre de logement y sera augment\u00e9e de mani\u00e8re qualitative. L\u2019ensemble du site est \u00e0 distance de marche du centre d\u2019Uccle et est \u00e0 un jet de pierre de la gare de Calevoet qui permet un acc\u00e8s en train \u00e0 la Grande Place en seulement dix minutes.<\/p>\n\n\n\n<p><em>\u201c<\/em>\u00ab&nbsp;<em>Pour le red\u00e9veloppement de ces deux immeubles de bureaux, nous avons privil\u00e9gi\u00e9 une approche globale et collective. Ceci nous permet de nous appuyer sur l\u2019expertise des diff\u00e9rents partenaires de ce red\u00e9veloppement, d\u2019assurer une continuit\u00e9 dans la conception du paysage du projet et d\u2019assurer que les fronti\u00e8res physiques du terrain soient seulement une donn\u00e9e abstraite, permettant ainsi \u00e0 70% de la surface du terrain d\u2019\u00eatre am\u00e9nag\u00e9e en espaces verts.<\/em>&nbsp;<em>Les espaces verts sur le site seront donc plus que tripl\u00e9s, ce qui apportera une plus-value significative pour l\u2019ensemble du quartier<\/em>&nbsp;\u00bb, \u00e9voque&nbsp;<strong>Pieterjan Van Loock de CORES Development<\/strong>.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">HABITER EN VILLE DANS LA NATURE<\/h2>\n\n\n\n<p>Le masterplan de ce nouveau quartier a \u00e9t\u00e9 dessin\u00e9 par Bogdan &amp; Van Broeck, le bureau de l\u2019ancien Ma\u00eetre Architecte flamand Leo Van Broeck. Pour la conception des b\u00e2timents, le bureau \u2018POLO Architects\u2019 ainsi que \u2018Omgeving\u2019 comme bureau d\u2019\u00e9tudes paysager se joignent \u00e0 l\u2019\u00e9quipe.<\/p>\n\n\n\n<p>Le masterplan vise \u00e0 transformer ce parc d\u2019activit\u00e9s \u00e9conomiques en un quartier r\u00e9sidentiel urbain entour\u00e9 de nature, hautement qualitatif sur le plan de la biodiversit\u00e9, accessible \u00e0 tout moment au public et am\u00e9nag\u00e9 comme zone foresti\u00e8re adjacente \u00e0 la for\u00eat Keyenbempt qui se trouve \u00e0 l\u2019arri\u00e8re.<\/p>\n\n\n\n<p>Les immeubles de bureaux seront remplac\u00e9s par quelques plus petits immeubles implant\u00e9s sur le site en damier et seront entour\u00e9s par des arbres et de la verdure collective. Cet am\u00e9nagement assurera l\u2019infiltration de l\u2019eau pluviale et l\u2019accessibilit\u00e9 pour l\u2019ensemble du site pour les pi\u00e9tons et les cyclistes. Le sentier historique visible sur la carte Ferraris de 1776 sera r\u00e9habilit\u00e9 et assurera la transition de la ville \u00e0 la nature.<\/p>\n\n\n\n<p><strong>Kevin Mervielde, Development Manager de MIIX<\/strong>, insiste sur le caract\u00e8re durable de ce projet:&nbsp;<em>\u00ab&nbsp;En implantant les immeubles de mani\u00e8re r\u00e9fl\u00e9chie entre les nouveaux espaces verts cr\u00e9\u00e9s et ceux existants, la for\u00eat situ\u00e9e \u00e0 l\u2019arri\u00e8re sera litt\u00e9ralement prolong\u00e9e sur notre site. L\u2019environnement verdoyant combin\u00e9 \u00e0 l\u2019absence d\u2019\u00e9nergies fossiles sont indispensables pour nous et seront un atout ind\u00e9niable pour l\u2019offre de logements que nous proposerons. Nous combinerons l\u2019usage de l\u2019\u00e9nergie g\u00e9othermique et la chaleur provenant du sol avec l\u2019usage d\u2019une pompe hydraulique centrale \u00bb.<\/em><\/p>\n\n\n\n<p><strong>Leo Van Broeck&nbsp;<\/strong>pr\u00e9cise quelle sera l\u2019implantation exacte des b\u00e2timents:&nbsp;<em>\u00ab&nbsp;La densit\u00e9 des constructions et la hauteur des b\u00e2timents seront d\u00e9gressives de sorte que la hauteur des b\u00e2timents correspondra \u00e0 la hauteur des b\u00e2timents des parcelles adjacentes. Gr\u00e2ce \u00e0 cette transition, une mixit\u00e9 importante d\u2019appartements pourra \u00eatre propos\u00e9e, dont par exemple des appartements adapt\u00e9s \u00e0 diff\u00e9rentes compositions de m\u00e9nage et \u00e0 diff\u00e9rentes tranches d\u2019\u00e2ge. Par ailleurs, ce moment nous permet de pouvoir prendre connaissance et de pouvoir tenir compte des suggestions sur notre projet \u00e9mises par le quartier, ce qui nous permettra d\u2019am\u00e9liorer la plus-value apport\u00e9e au quartier par notre projet&nbsp;\u00bb nous dit&nbsp;<strong>Toon Haverals, CEO de LIFE.<\/strong><\/p>\n\n\n\n<p>\u00ab&nbsp;Nous sommes ravis que le quartier soit inform\u00e9 sur ce projet en premier, lors d\u2019une s\u00e9ance d\u2019information. La commune se r\u00e9jouit d\u2019autre part qu\u2019une plus-value soit apport\u00e9e \u00e0 ce quartier en plein d\u00e9veloppement gr\u00e2ce aux projets qualitatifs qui y sont d\u00e9velopp\u00e9s. Il nous semble indispensable de maintenir un \u00e9quilibre entre les besoins en logements, le maintien d\u2019une certaine mixit\u00e9, les respect de la nature et de la qualit\u00e9 de vie de mani\u00e8re g\u00e9n\u00e9rale&nbsp;\u00bb,&nbsp;indique&nbsp;<strong>Jonathan Biermann, \u00e9chevin de l\u2019urbanisme \u00e0 Uccle.<\/strong><\/p>\n\n\n\n<h2 class=\"wp-block-heading\">PLANNING ET UTILISATION TEMPORAIRE<\/h2>\n\n\n\n<p>A ce jour, l\u2019immeuble vide d\u2019AstraZeneca est utilis\u00e9 par une s\u00e9rie d\u2019asbl et d\u2019entreprises cr\u00e9atives, comme studio de cin\u00e9ma ou encore comme lieu de stockage de masques et de gels hydroalcooliques. Dans les prochains mois, l\u2019immeuble sera \u00e9galement temporairement am\u00e9nag\u00e9 comme centre de vaccination.<\/p>\n\n\n\n<p>Les promoteurs esp\u00e8rent pouvoir d\u00e9poser leur demande de permis d\u2019urbanisme au cours du deuxi\u00e8me trimestre de l\u2019ann\u00e9e 2021. Si l\u2019agenda est respect\u00e9, les travaux d\u00e9marreront en 2022.
